European American Property Services is well versed in all aspects of  the management and maintenance of your office condominium and  we will tailor our services to fit your specific needs.  Our services include but are not limited to:

 

Financial Services

  • Assure that all operating and reserve accounts are properly set up, maintained and reconciled
  • Enforce collections of monthly maintenance and other charges, and maintain aggressive follow-up action on all unpaid assessments of fees
  • Keep accurate records of resident occupancy and receipts, and distribute monthly billing statements
  • Assist and help the Condominium Board in the preparation of the annual operating budget and the proper reserve schedule for the community
  • Approve and pay all invoices in accordance with the approved budget, supply copies of all bills and invoices paid from the Association’s account if requested.
  • Prepare quarterly and annual payroll tax returns if needed
  • Coordinate with outside accountant\auditor in the preparation of the annual Federal and Florida Corporation Income Tax Returns.

Physical Plant Services

  • Conduct inspections of Association’s common areas on a weekly basis. Property, grounds, equipment and other facilities. Inspection reports and recommendations will be provided to the Board of Directors.
  • Provide a preventive maintenance program for building and grounds, coordinate scheduled and unscheduled maintenance activities
  • Order requested or necessary repairs and oversee the work and inspect finished product
  • Select and supervise landscaping services

Customer Service

  • Maintain a daily line of communication.
  • Respond to complaints, concerns, suggestions or questions in a prompt and systematic manner
  • Prepare documentation for meetings in advance; provide the proper notices, agendas, management reports, minutes.
  • Maintain and record minute books and other related files.
  • Provide 24-hour emergency contact number and services as needed.
