Financial Services

  • Assure that all operating and reserve accounts are properly set up, maintained and reconciled
  • Enforce collections of monthly rents and other charges, and maintain aggressive follow-up action on all unpaid rents or fees
  • Keep accurate records of occupancy and receipts, and distribute monthly billing statements
  • Assist and help the property owner in the preparation of the annual operating budget.
  • Approve and pay all invoices in accordance with the approved budget, supply copies of all bills and invoices paid from the Owner’s account if requested.
  • Prepare quarterly and annual payroll tax returns if applicable
  • Coordinate with a CPA the preparation of the annual Federal and Florida Corporation Income Tax Returns.

Rental of Property

  • Market Analysis to determine valuation of the market for your property
  • Marketing of property to locate qualified residents including extensive presence on the internet as well as cooperation with area realtors through the MLS
  • Provide proper staffing to allow potential residents to view the property at convenient times
  • Review all applications and screening reports to assure qualified residents
  • Make sure all documentation (lease, rules & regulations, move-in report) is complete.
  • Enforcement of lease provisions

Physical Plant Services

  • Conduct inspections of building common areas three times per week. Property, grounds, equipment and other facilities. Provide recommendations to the Owners.
  • Provide a preventive maintenance program for building and grounds, coordinate scheduled and unscheduled maintenance activities
  • Order requested or necessary repairs and oversee the work and inspect finished product
  • Select and supervise landscaping services

Customer Service

  • Maintain a daily line of communication.
  • Respond to complaints, concerns, suggestions or questions in a prompt and systematic manner
  • Prepare documentation for meetings in advance; provide the proper notices, agendas, management reports, minutes.
  • Maintain and record minute books and other related files.
  • Provide 24-hour emergency contact number and services as needed.
